Where It Lands on Price

At $159 a square foot, it’s not the cheapest thing on the market in this stretch of Sugar Land right now, and it’s not the most expensive either — recent comparable sales nearby have closed anywhere from $131 to $182 a square foot depending on size and condition. What this one offers is a combination that’s harder to find than the price tag suggests: single story, 4 bedrooms, under $290,000, with a 2-car garage.

The Honest Take

This isn’t a steal, and I’d be doing you a disservice if I told you otherwise. What it is: a realistically priced, single-story 4-bedroom in a neighborhood with real amenities, sitting in the same price tier I already pointed first-time buyers toward in Greatwood and New Territory. If single story and a corner lot are on your must-have list, it’s worth a look — it’s been active for 24 days.
